Average sale prices jumped 16% year-over-year, but homes are sitting longer than they have in years. Here's what the June data really means for Cape Cod buyers and sellers.

June 2026 delivered a tale of two markets in Barnstable. On one hand, the average sale price surged to $1,104,903 — a 15.9% jump over June 2025's $953,243, driven by high-end closings pulling the average upward. On the other hand, the median sale price slipped to $684,900, down 4.0% from $713,500 a year ago, signaling that the middle of the market is softening. And homes are taking significantly longer to sell: average cumulative days on market climbed to 51 days, up 59% from just 32 days in June 2025.

A Split Market: High-End Strength, Mid-Market Softening

The 15.9% surge in average sale price to $1,104,903 reflects strong activity at the top of the market — luxury and waterfront closings that pull the average well above the median. But the median tells a different story. At $684,900, June 2026's median sale price is down 4.0% from June 2025, suggesting that the typical Barnstable transaction is actually closing at a lower price than a year ago.

The YTD median sale price of $710,000 is up a modest 1.4% over the same period in 2025, which confirms that the year as a whole is still trending slightly positive — but June's monthly dip is a signal worth watching. Buyers in the $600K–$750K range may be finding more negotiating room than they did a year ago.

Active list prices, meanwhile, remain elevated. The median list price for active inventory hit $949,500 in June — up 5.6% from $899,000 in June 2025. The average list price for actives reached a striking $2,320,711, up 16.4% year-over-year. That gap between what sellers are asking and what buyers are paying is one reason homes are sitting longer.

Homes Are Taking Much Longer to Sell

The most striking number in the June data is days on market. The average CDOM jumped to 51 days in June 2026 — up 59.4% from just 32 days in June 2025. The median CDOM more than doubled, rising to 23 days from 10 days a year ago — a 130% increase.

This is a meaningful shift. A year ago, well-priced homes in Barnstable were routinely going under agreement within one to two weeks. Today, the typical home is sitting for over three weeks before finding a buyer — and many are sitting considerably longer. The YTD average CDOM of 57 days (up 11.8% from 51 in 2025) confirms this isn't a one-month anomaly; it's a trend that's been building all year.

What's driving the slowdown? The gap between asking prices and buyer expectations is the primary culprit. With median list prices at $949,500 and median sale prices at $684,900, there's a significant mismatch that's forcing price reductions and extended market times on overpriced listings.

Absorption Rate Ticks Up — Still a Seller's Market

Despite the longer days on market, the absorption rate edged up to 3.40 in June 2026 from 3.31 in June 2025 — a 2.7% increase. An absorption rate above 1.0 indicates a seller's market, so Barnstable technically remains in seller's market territory. But the YTD absorption rate of 2.60 (down slightly from 2.65 in 2025) suggests the market is gradually rebalancing.

The practical takeaway: sellers still hold an advantage in aggregate, but that advantage is eroding in the mid-market. Buyers who are patient and well-prepared are finding more room to negotiate than at any point in the past two years.

Average prices are up 15.9%, but that's being driven by the luxury end. The median is down 4%. If your home is priced in the $600K–$900K range, buyers have options and they know it. Accurate pricing from day one is more important than ever — homes sitting 50+ days are leaving money on the table.

What to Expect This Summer

The YTD picture through June 2026 shows a market in transition. The YTD average sale price of $1,043,654 is up 8.65% over 2025 — strong appreciation at the top. But the YTD median of $710,000 is up only 1.4%, and days on market are climbing across the board. This is a market where the headline numbers can be misleading depending on which segment you're in.

For the luxury and waterfront segment — properties above $1.5M — demand from out-of-state and Boston-area buyers remains resilient. Cape Cod's appeal as a second-home and retirement destination continues to support the high end. It's the $500K–$900K range where the market is showing the most stress, with longer days on market and a softening median.

Looking ahead to July and August, the summer season traditionally brings a surge of buyer activity to Cape Cod. Whether that translates into a rebound in closed sales — or whether elevated list prices continue to create friction — will depend heavily on how quickly sellers adjust their expectations.
