Oyster Harbors offers something genuinely rare on Cape Cod: a private, gated peninsula with direct access to both Cotuit Bay and North Bay, a private golf course, and a community of estates that rarely trade publicly. When they do come to market, they command prices that reflect decades of scarcity.

Every property is waterfront — without exception

At this price tier in Barnstable, water access isn't a feature — it's a prerequisite. All five properties are waterfront, four have direct beach access, and three include private docks. The water bodies represented span Cotuit Bay, North Bay, Nantucket Sound, and the Bumps River, reflecting the geographic diversity of Barnstable's coastline. The two properties fronting directly on Nantucket Sound offer open-ocean exposure that commands a premium even within this already-elite group.

Historic compounds vs. new construction

The average lot across these five properties is 2.30 acres — substantial by any measure, but especially so given their waterfront locations. The largest parcel, 190 Vineyard Road in Cotuit at 3.1 acres, is also the most land-intensive opportunity on the list, with a grandfathered multi-structure footprint that would be impossible to replicate under current zoning. For buyers focused on land value and long-term appreciation, that scarcity is a meaningful factor.
