Centerville's August 2026 data shows a market adjusting to broader Cape Cod trends. The median sale price fell 7.54% year-over-year to $687,000, while the average sale price rose a modest 2.60% to $833,929 — indicating that higher-end closings are partially offsetting softness at the median. The YTD median of $669,500 is down 1.54% from 2025.

Days on market have extended notably. The average CDOM climbed to 59 days (up 96.67% YoY) and the median CDOM rose to 26 days (up 8.33%). While homes are taking longer to sell than a year ago, the absorption rate of 1.97 — up 5.91% YoY — still reflects a market that is absorbing inventory at a healthy pace relative to supply.

The median list price for active inventory fell 14.27% to $745,000, a clear signal that sellers are recalibrating expectations to meet current buyer demand. For buyers, this represents a meaningful opportunity — more negotiating room and less competition than the frenzied pace of 2024–2025.
