Overview

September 2026 brought a notable uptick in closed sales across Barnstable — 51 transactions, up 34.2% from 38 in September 2025 — while the median sale price pulled back to $690,000, a 5.80% decline year-over-year. The average sale price of $1,265,155 reflects continued activity at the upper end of the market, even as the broad middle softened slightly. Median days on market improved sharply to 33 days, down 19.51% from 41 days a year ago, suggesting that well-priced homes are still moving efficiently heading into fall.

On the supply side, active list prices held firm: the median active list price rose 2.34% to $895,000, and the average active list price climbed 2.86% to $2,110,310. The absorption rate of 3.80 — essentially flat with last September’s 3.89 — indicates a market in relative equilibrium, neither strongly favoring buyers nor sellers at the aggregate level.

What the Numbers Mean

The gap between the median ($690,000) and average ($1,265,155) sale price is wide — nearly $575,000 — which tells an important story. A handful of high-value closings in September, including three transactions at $5M+, pulled the average significantly above the median. For most buyers and sellers operating in the $500K–$900K range, the median is the more relevant benchmark.

The YTD median of $705,000 (down just 1.05% from $712,500 through September 2025) confirms that the market has been remarkably stable on a cumulative basis, even as individual months show more volatility. The YTD average sale price of $1,099,041 is up 7.53% year-over-year, driven by luxury activity in Osterville, Cotuit, and waterfront pockets across the town.

Closed Sales Volume

The 34.2% jump in closed sales — from 38 to 51 — is the most encouraging signal in this month’s data. Volume had been running close to flat on a YTD basis (418 closings in 2026 vs. 423 in 2025, down just 1.2%), so a strong September suggests the market absorbed a meaningful amount of inventory before the traditional fall slowdown.

The $600K–$699K corridor was the most active price range, with 12 closings across two bands. Activity below $500K picked up meaningfully compared to September 2025, with 9 closings in the $250K–$499K range versus just 5 a year ago — a sign that more affordable inventory is clearing. At the top end, three closings above $5M matched last September’s pace.

Pending Sales and Forward Momentum

September 2026 saw 43 pending contracts, up slightly from 42 in September 2025 (+2.4%). The YTD pending count of 448 is essentially flat with 449 a year ago (-0.2%), reinforcing the picture of a stable, if not accelerating, market. Notable pending activity in the $450K–$499K range (4 contracts vs. 1 last year) and the $1.1M–$1.199M range (3 contracts vs. 0) points to demand at both the entry-level and upper-mid tiers.

Two pending contracts above $4.75M — including one in the $4.75M–$4.999M range that had no comparable last year — indicate that the luxury pipeline remains active heading into Q4.

What This Means for Buyers

The median price softening and improved days-on-market create a more balanced environment for buyers than the frenzied conditions of 2021–2023. With 33 median days on market, there is time to conduct proper due diligence — inspections, financing, and comparative analysis — without the pressure of same-day offers on most properties. That said, well-priced homes in desirable villages like Osterville and Cotuit continue to attract competitive interest. Buyers targeting the $600K–$750K range will find the most active market, with 15 closings in September alone across those bands.

What This Means for Sellers

The 5.80% year-over-year decline in median sale price is a signal to price carefully rather than aspirationally. Active list prices are holding firm — the median active list price rose 2.34% — but the gap between list and sale is a reminder that buyers are negotiating. Sellers who price at or slightly below comparable sales are seeing faster results; the 33-day median CDOM reflects that dynamic. With 51 closings in September and a healthy pending pipeline, demand is present — but it is price-sensitive.
